Offices to Rent Shoreditch January Update
January has seen a flurry of early offices deals in Shoreditch. The main sectors remain new digital media advertising and mobile technology companies. The rents in Shoreditch now average at £24.00 per sq ft per annum.
There is a clear lack of trendy offices to rent in Shoreditch between 1,000 – 2,000 sq ft. There is simply too much demand for the best units and competition gathers as soon as an office space hits the market.

Shoreditch Offices are becoming harder to find as competition increases
The team at Shoreditch Office Space have been watching carefully as the market looks increasingly tight for office spaces in and around 2,000 sq ft.
There has always been a steady demand for interesting Shoreditch offices which can suit the requirements of fast growing creative companies seeking the vintage Shoreditch feel. Some of our favorite landlords and serviced office operators have built strong relationships with their tenants by understanding the need to offer flexibility and interesting office space.in the Shoreditch area, and in return are being rewarded by being able to weave new deals into their portfolio by tapping in to referrals and working with Shoreditch Office Space.
As 2012 gathers pace so does the demand for the best available office spaces. Commercial Estate Agents in Shoreditch have been letting more space off market to represented tenants being tipped off than ever before. The reason being is that to find a space before it hits the market is like gold dust but can command a better all round deal for the tenant, plus the advantage of being able to consider the deal before it becomes a bidding war.
The agents and brokers at Shoreditch Office Space have recently had examples of securing space close to Silicon Roundabout at £24.00 per sq ft and an attractive unit on Baches Street for £19.50 per sq ft p.a. Both of these deals occurred at the end of 2011 and were concluded entirely off market. There are 28 desks coming available at Rivington Street in one of the areas most sought after centres and a couple of options on Curtain Road. Also the building we deal with on Worship Street has availability and a good story to tell.
This week we have been involved in two fierce best bidding scenarios based on a client of our firm looking to secure an under rented office offered by way of an assignment or sublet. The rent in both instances relate to historic deals (12months ago) under £20.00 per sq ft per annum exclusive of rent and service charges. The market value for these spaces in now more like £25.00 – £27.50 per sq ft per annum.
