Shoreditch Office Space is becoming hard to find if you are looking for a small unit for between 5-2- people.

Demand has been rising recently as Shoreditch and assoicated Tech City has attracted interest from Start ups and established media businesses.

Rents have risen and a desk in Shoreditch in a serviced office is averaging around £600 per desk per month. Desk shares are priced from £250 per month to £400 per month and are proving more popular.

In terms of conventional lettings the average rent is now £28.00 per sq ft per annum. Prime rents are excepted to reach £37.50 per sq ft soon.

Offices to Rent Shoreditch January Update

January has seen a flurry of early offices deals in Shoreditch. The main sectors remain new digital media advertising and mobile technology companies. The rents in Shoreditch now average at £24.00 per sq ft per annum.

There is a clear lack of trendy offices to rent in Shoreditch between 1,000 – 2,000 sq ft. There is simply too much demand for the best units and competition gathers as soon as an office space hits the market.

There has always been a steady demand for interesting Shoreditch offices which can suit the requirements of fast growing creative companies seeking the vintage Shoreditch feel. As 2012 gathers pace so does the demand for the best available office spaces. This week we have been involved in two fierce best bidding scenarios based on a client of our firm looking to secure an under rented office offered by way of an assignment or sublet. The rent in both instances relate to historic deals (12months ago) under £20.00 per sq ft per annum exclusive of rent and service charges. The market value for these spaces in now more like £25.00 – £27.50 per sq ft per annum.
