Linkedin Secure New Office Space but not in Shoreditch

At one point there was talk of Linkedin acquiring new office space outside of the West End and as part of their search they considered options in Shoreditch and the surrounding sub markets such as Clerkenwell and Kings Cross.

Alas it wasn’t to be and Tech City has failed to attract an important new media player. Instead LinkedIn have chosen to remain in the West End by taking approximately 50,000 sq ft at Castlewood House which is on New Oxford Street.

Previously LinkedIn were a tenant of one of Shoreditch’s bigger Landlords and owner of The Tea Building Derwent London. With this relationship many thought that Derwent may be able to negotiate a great deal in one of their future Shoreditch or Clerkenwell buildings but it wasn’t to be.

There are however some exciting new office buildings expected for later in 2013 so if you are looking for a large amount of space then Shoreditch Office Space would like to talk you through some ideas.

Who will win the search for Shoreditch Office Space, Tech or Creative?

Shoreditch is changing. No longer can the hipsters and beatniks relax in the forgotten streets of a bygone  industrial landscape, safe in the knowledge that City folk don’t even know that they exist.

The debate continues as to whether City developers are building by building moving north towards the fortresses patrolled by trend setters and creatives. The new threat to creative industries is the emergence of the Tech community and their ability to out bid designers and old media. The City of London are selling an Important site just north of Spitalfields, it currently provides about 275000 sq ft of office space. It will be imteresting to see who buys it

The offices to let south of Great Eastern Street are now dubbed South Shoreditch, a name thought up by commercial estate agents. In fact the same bunch which came up with tag “The Shoreditch Triangle”.

Offices to let on roads like Bonhill Street, Wilson Street or Worship Street have become popular with tech companies such as Google, Gravity and Mind Candy. Chosen mainly for the large floor plates originally built with cost conscious City Fringe companies in mind.

Today the landscape is changing, but the future is even more uncertain with developers dusting off their plans to redevelop vacant sites. The reason being that the Tech crowd and corporate media tenants see Shoreditch as a cheap location compared to places like Soho or Covent Garden.

Shoreditch Office Space have already seen rents in Clerkenwell go above £40.00per sq ft during 2012, and the question is now what happens in 2013. Is £50.00 per sq ft possible and who would pay it?

Shared Workspace in Shoreditch – How to find the desk for you

This year Shoreditch has seen a boom of shared working environments, with more new centers opening their doors than ever before.

Often these spaces start off the back of a company causally starting to let spare desks  which are not being used. It is a great way to subsidise your own rent, and then after a while these part time landlords decide that this is a viable income stream and in some instances becomes their primary activity.

These co-working spaces have been fueled by the success of Tech City and the increased demand for cost effective and well located offices. The biggest story of the year is with out a doubt the opening of Google London Campus which is a blend of coffee shop, events and office space. Existing Landlord’s such as The Brew and Hoxton Mix have expanded their operations with new openings and several one center providers have new sites under consideration.

Desk spaces can be secured normally for around £250 per month + VAT, and this will include most things, but ask these questions to see whether a center has the right desk for you:

Q1: If you’re a heavy phone user – can you walk and talk? (some places are like libraries which could be a good thing depending on your needs)

Q2: Do you allow pets? be aware of smells.

Q3: Does your Internet work better than your average coffee shop, don’t take speed for granted

Q4: Are there other useful services offered? i.e. mail handling, call answering, meeting rooms.

Q5: Does the landlord appear to know what they are doing? Why pay for sloppy service.

Is iCity a threat to Tech City as Tenants look for offices to Rent in Shoreditch

Shoreditch office space has been interested in the Tech City movement around Old Street for some time. We’re also interested in the ongoing debate as to whether the concentration of technology companies in London will remain around Old Street.


There is a government initiative to centre Tech City around Old Street based on recent press releases. However the iCity development remains an interesting contender for the technology companies to move into on a longer term basis, focused around the Olympic Park.

Recently companies seeking larger office space of over 10,000 sq ft  have struggled to satisfy the requirements in Shoreditch. During 2012 buildings such as Telephone House on Paul Street let to Emap and the building on the Great Eastern Street where Yammer have moved to have been notable insofar as they were closer to the heart of Shoreditch than some other interesting deals such as Google and Mind Candy moving to Bonhill Street.

The reason that Google and Mind Candy choose the buildings just north of the City we think is driven by the better choice of larger floor plate buildings. Originally developed for the City support services such as old fashioned IT companies or Financial service companies the buildings are often well specified and also on average provide larger floor plates.

It will be interesting to see whether the cool of Shoreditch will see companies focused on image and brand alignment with their office space compromise when faced with real competition further East at iCity.

Shoreditch Offices to Rent Scrutton Street

Shoreditch Office Space are working with Shoreditch Works who operate out of a space on Scrutton Street, EC2. They aim to make it easier for young companies to get started and grow and have long believed that Shoreditch is the perfect place to do this.
