Trampery Opens Up at Old Street – Startups offices

About two years ago there was a bidding war between the more established co-working companies to secure a unit of about 10,000 sq ft from Hackney Council in an old 1960s Office building. The floor plate was of interest as it was cheap, although needed plenty of work and had a good floor plate for serviced offices or co-working. It’s availability came at a time before Tech City Startups really started to explode and when Google Campus established itself as a magnet.

So two years later and a new partner Publicis Worldwide, The Trampery has launched it’s new space, adding to existing sites in Clerkenwell, Hackney Wick, London Fields and another in Old Street. In terms of floor space The Trampery is probably one of the biggest co-working companies in London, preferring strategic partnerships to help foster young companies get a foothold in the world of business. For instance the Hackney London Fields building has a fashion bias, and this new Old Street building may look to attract companies that can benefit from the skill set of Publicis Worldwide.

In terms of pricing for desks £400.00 per desk per month all inclusive is the rate. And the Trampery have set out the requirements as follows:

  • Looking to attract businesses with teams of 1-15 people
  • Aiming for 70% of members from product-focused technology businesses
  • 30% of members from other creative sectors including design, fashion, publishing, media & consulting

As part of the partnership with Publicis Worldwide the space is also incorporating a large events and meeting room set up. The Publicis connection is called the Drugstore. Members will have the use of meeting rooms, kitchens and our opinion is that this co-working space is going to be of interest to companies looking for a large offices space in Shoreditch, where their growth can be incorporated given the actual size of the space. Most buildings being run by co-working companies are normally between 2000 – 5000 sq ft.

Lion House – Shoreditch Office Space to Let

Lion House on Curtain Road, was launched to the market earlier this year. It is effectively a new building with a grade A specification through out. The office space has attracted attention from companies looking to be in a central Shoreditch location and willing to pay a rent to reflect the buildings quality. The letting agents Hatton Real Estate and Richard Susskind have positioned the building well, as it’s getting strong interest with some tenants placing floors under offer.

Shoreditch Offices to rent – £60.00 per sqft per annum !

Those who follow our twitter feed will notice that we’ve started to moan about shoreditch offices to rent and what impact Clerkenwell rents reaching levels of around £60.00 per sq ft per annum exclusive of business rates and service charges may have. These rental levels have been expected for the grade A and newly built properties but with recent quoting rents on nice but not new buildings being with a £6 rather than a £5, this marks a significant shift upwards.

January 16th Image Demand for office space in Clerkenwell and Farringdon has been fueled by companies relocating from traditionally more expensive areas such as Soho or Covent Garden. But when you actually analyse the quoting rents across the different districts in Central London a parity is starting to form. Farringdon in some instances is the same price as Soho !! Although you can still find more spaces in Farringdon for under £50.00 per sq ft p.a. than in Soho.

So where does all this rental growth leave Shoreditch? Lets first look at Shoreditch offices to rent over the last three years:

2012 – £35.50

2013 – £38.50

2014 – £45.00

Some would argue that the Shoreditch buildings don’t have the specification to achieve a rent over £50.00 per sq ft based on a central London comparative view. Researchers would argue that anyone paying more than £50.00 per sq ft will have demands on their office space beyond simple style and a cool factor.

However Shoreditch does beat to the sound of its own drum. And the City research teams won’t necessarily understand the Shoreditch tenant mix as well as the decision makers choosing which building is for them. Of course most grown up companies need air conditioning, but then whether it’s a four pipe fan coil or VRV system doesn’t matter as much as whether the space has high ceilings and great natural light.

Second Home – the new Google Campus ? Maybe…

Second Home is a new co-working focused building soon to open at 68 Hanbury St London. It’s going to be one of the biggest co-working spaces aimed at startups in Shoreditch, and is being unveiled with a carefully constructed build up of excitement and anticipation. Before the refurbishment started the empty shell was adapted to an events space, attracting interest from Dazed & Confused, and music artist such as FKA Twigs.

In the same way that Google Campus opened its doors on Bonhill Street, Second Home could have a magnetic pull of people to the area around Brick Lane which so far has not attracted too much attention from the Tech startups. Before Google put their flag down in Bonhill Street, there wasn’t much reason to hang out there, but it some became a beacon of hope for the fast growing Tech City. Time will tell whether Second Home will have the same importance or relevance, but it’s marketing and partnerships seem to be making an attempt to be more than co-working.

Becoming a member or tenant of Second Home is going to be restricted by a referral program, although further details may be available on the official website.
