Second Home – the new Google Campus ? Maybe…

Second Home is a new co-working focused building soon to open at 68 Hanbury St London. It’s going to be one of the biggest co-working spaces aimed at startups in Shoreditch, and is being unveiled with a carefully constructed build up of excitement and anticipation. Before the refurbishment started the empty shell was adapted to an events space, attracting interest from Dazed & Confused, and music artist such as FKA Twigs.

In the same way that Google Campus opened its doors on Bonhill Street, Second Home could have a magnetic pull of people to the area around Brick Lane which so far has not attracted too much attention from the Tech startups. Before Google put their flag down in Bonhill Street, there wasn’t much reason to hang out there, but it some became a beacon of hope for the fast growing Tech City. Time will tell whether Second Home will have the same importance or relevance, but it’s marketing and partnerships seem to be making an attempt to be more than co-working.

Becoming a member or tenant of Second Home is going to be restricted by a referral program, although further details may be available on the official website. So if you are looking for an office space to base your startup, it may not be as straight forward as other places. A bit like Tech Hub who are also about to launch a new space, the ambition of these places is to attract like minded individuals.

Tech City Office Space – What’s Up?

Tech City has been around for a while now and demand for Tech City office Space has been constant because of it’s success. In 2014 some companies who were part of the new generation hailed by the Conservative Government as Britian’s answer to Silicon Valley are now struggling to adapt to the tag “start up”. Serviced Offices Shoreditch are Reaching Capacity

Is Kings Cross the new Shoreditch ?

Someone phoned up this week and asked is Shoreditch Still Shoreditch and is Kings Cross Shoreditch. Very confusing ! To which we answered well is Kings Cross still Kings Cross, and so it went on. But the moral of this post is that Kings Cross has become an extension of Tech City, in fact some would argue that it’s got as much big tech companies going on as Shoreditch. Why is this? well lots of land available for building has seen the developer Argent able to tempt the likes of Google to the area.

It’s been reported that Amazon are considering a major relocation to Shoreditch, but whether they are as important in Technology circles as Google are is very subjective. None the Less for London to be considered as an appropriate European home for these great companies is important.

So lets look at the difference between Kings Cross and Shoreditch from an office searcher point of view.

Costs:

Well Rents are similar £45-£50.00 per sq ft for the best space.

Quality

Kings Cross probably has a greater propotion of Grade A office buildings, where as Shoreditch tends to make do with some less glamourour buildings, but great all the same.

Landlords:

In Shoreditch the owners of Freehold offices property are often individual investors, or businesses which have bought themselves a building many years ago. In kings Cross you have a slighly tighter ownership, simply because the railway dominated this area for so long.
